Project Details
The Company aims to provide $50 million of EB-5 capital in the form of a loan for the development of the Project, street improvements, and a branded luxury condominium development comprising approximately 159 residential units, one retail unit, and 385,000 square feet of building area. The total development budget is $183 million, and the estimated net revenue is $204.4 million. The Project is part of the Chula Vista Bayfront Master Plan (CVB), a joint master planning process of the Port of San Diego, the City of Chula Vista, and Pacifica Companies. The CVB is one of the last large developable waterfront spaces on the West Coast. Market analysis of the Project shows evidence of pent-up demand and supply constraints, upward-trending prices, and growth in the population of high-net-worth individuals able to purchase luxury homes. The Project would be the first branded residence in San Diego County.
